HOUSE RULES HIGHLIGHTS

Treat the place like your own and you’ll never think about the rules. The short version: keep flames attended, keep it quiet after ten, and never leave trash outside — we’re in bear country.

High wildfire risk area — please treat every flame with care.
OUTDOOR FIRES
No open fires. No unattended fires. No firepit use during quiet hours, 10:00 PM – 7:00 AM. Firepits and grills may be restricted during local emergency conditions.
ALCOHOL
No open containers on roads or in common areas anywhere across the community or resort grounds.
PETS
Leash always required when outside. Clean up after your pets. Please keep pets off the furniture.
QUIET HOURS & SMOKING
Quiet hours 10:00 PM – 7:00 AM. No smoking anywhere indoors. Occupancy limited to the number of guests on the reservation.
HOT TUB & SAUNA
Use at your own risk; children must have an adult with them. No glass on the deck or in either space. Please rinse off before getting in, and leave the cover on when you’re done.
PARKING & ACCESS
Park in the driveway only — no roadside parking anywhere in the community. Your check-in and check-out times are confirmed in your reservation details.
CARE OF THE HOME
Wet swimsuits and towels stay off the wood floors and furniture. Please keep doors closed while the heat or air is running. Tell us right away if something breaks — accidents happen and we’d rather know.
SECURITY & MONITORING
The exterior of the house is monitored by Ring doorbell cameras at the entry points. Cameras cover outdoor areas only — there is no recording of any kind inside the home. Please do not disable or obstruct them; they are there for your safety and the property’s.
TRASH
Never leave garbage outside — including screened porches, decks and carports. Trash attracts wildlife, which can endanger you and damage the property.

BATH & BODY
Shampoo, conditioner and body wash in every shower. Hand soap and lotion at each vanity. Fresh towels for every guest, plus extras in the linen closet.
KITCHEN
Coffee, filters and a Keurig with pods to start. Salt, pepper, oil and basic spices. Dish soap, dishwasher pods, paper towels and foil. Full cookware, knives, blender and serving ware for twelve.
LAUNDRY & CLEANING
Washer and dryer with detergent provided. Vacuum, broom and cleaning spray in the utility closet. Extra trash bags under the kitchen sink.
GOOD TO KNOW
Fast Wi-Fi throughout — the network and password are in the Wi-Fi section below. Travelling with little ones: crib and crib sheets, high chair, baby monitor and outlet covers are all here. S’mores kit for the propane fire pit.

Groceries for the week — the nearest full store is about 5 miles. Beach towels for the hot tub and waterpark. Hiking shoes, layers, and a rain shell — mountain weather turns fast. Any specialty coffee, baby gear or dietary items you can’t do without.
SEASONAL
Winter: warm layers, gloves, and 4WD or all-wheel drive if you can. Summer: bug spray, sunscreen, swimsuits. Ski or snowboard gear if you’re not renting on the mountain.

GETTING ON
The same network reaches every floor, including the loft and the lower level. The network and password are here in the portal — no printed copy in the house. No separate guest network — everyone uses the one above.
WORKING FROM HERE
Fast enough for video calls and streaming across the whole house. The loft desk is the quietest spot — a dual-monitor stand is set up there, or clear it for your laptop. Every TV runs Roku — sign in to your own streaming accounts and add any Roku app you like. Enter your check-in and check-out dates on the TV screen when you arrive. No need to sign out — Roku clears your accounts automatically on your checkout date.
IF IT DROPS
The router sits by the main-floor TV — a 30-second power cycle fixes most drops. Cell service can be patchy on the mountain — Wi-Fi calling helps. Still down? Message us and we’ll sort it out quickly.

Fire pit, grill & s’mores

HOW IT ALL WORKS

Everything outside runs on propane — no wood, no charcoal, no hauling anything up the mountain. Both tanks have a gauge on top so you can see the level at a glance; if either is running low, message us and we’ll swap it.

PROPANE FIRE PIT
Turn the gas valve on, then press and hold the igniter until it lights. Adjust the flame with the same valve — it settles in a few seconds. Never move it, cover it while lit, or leave it burning unattended. Off by 10:00 PM with the rest of quiet hours, and fully off before bed.
FLAT-TOP PROPANE GRILL
Open the lid before you light it, then start the burners one at a time. Give it about ten minutes to come up to temperature. Clean the flat top after every use — cleaning products are with the grill, or a simple scrape and a little water once it has cooled is plenty. Put the cover back on once it has cooled completely. Shut the burners and the tank valve off when you’re finished.
CHECKING THE PROPANE
Both tanks — fire pit and grill — have a gauge on the top of the valve. Green means plenty; red means it’s nearly empty. Tell us as soon as one reads low and we’ll bring a fresh tank out. Please don’t swap or disconnect tanks yourself.
S’MORES KIT
A kit is waiting on the kitchen counter when you check in — graham crackers, chocolate and marshmallows. Roasting kits are in the bottom drawer of the kitchen island. The fire pit is the spot for it; nothing roasted over the flat top, please. Ran out? The Market at the resort keeps all three.

MPOA pool

INCLUDED WITH YOUR STAY

Your reservation grants access to the MPOA pool for up to 12 guests — just give the name on the booking at the gate. Anyone beyond that pays $15 each at the gate.

Your reservation covers up to 12 guests at the pool. Give the reservation name at the gate — no pass to pick up beforehand. Additional guests are $15 each, paid at the gate.

THE BASICS
Dogs welcome with prior approval and the pet fee on your reservation. Leashed any time they are outside — the community requires it. Please clean up in the yard and along the roads.
IN THE HOUSE
Two bowls and a floor placemat are here for you — no need to pack them. Crate them if you head out without them. Off the beds and furniture, please — bring a blanket or bed if that helps. Never leave food or bowls outside; it draws wildlife.
NEARBY HELP
Massanutten-area veterinary care for anything urgent. Trails around the resort and the national park are dog-friendly on leash.

WEATHER & POWER
Spare batteries for the remotes are in the kitchen drawer. Winter storms occasionally take the power out — the fireplace works without it. If the road is snowed in, call the resort for plowing status before you drive.
